Finer Points of Ownership

You've taken your first steps toward selling your home - but this is also a good time to prepare for some of the last steps in the process. Once you accept an offer for your home, the property undergoes a title search, which documents your ownership of the property and your right to sell it.

While you're becoming an expert on the physical aspects of your home, it's a good idea to become an expert on the legal aspects at the same time. Take a look at your title deed: Are you and your spouse (if any) the only people listed on it? If you're divorced, but your spouse's name is still on the house, you will need to get his or her permission to sell it. It's also a good idea to check your credit report to make sure you have no outstanding debts - or even errors on your credit report - that could stand in the way of the final sale.
